Our maintenance fee structure provides reserve funding, landscaping, reasonable levels of snow removal, insurance coverage and maintenance of the common areas, as well as refurbishing and replacement programs for concrete, roofing, and building surfaces. Monthly maintenance fees have been stable, with modest adjustments in response to inflation.

All homes at Congress Square I Condominium are individually owned. Homes may be purchased from individual owners and many are marketed by professional real estate agents. Check local newspaper advertisements as well as internet ads for information on homes for sale and limited information on homes for sale may be available from the Association. Links to information on certain homes may also be available in the section below. All purchases are subject to the terms of the Association’s Declaration of Condominium Ownership, By-laws and Rules, which supersede conflicting provisions of any purchase agreement or lender’s requirements.
Purchasers should be prepared to obtain conventional financing as loans insured by the Federal Housing Administration have not been approved for homeowners at the Association in the past. New regulations and procedures are expected to be in place in late 2009 and based on preliminary information, government loan insurance may continue to be unavailable due to the expected high cost to the Association of obtaining and preparing reports required by the FHA. Consult a home mortgage lender or a professional real estate agent for updated information related to government mortgage insurance.
About Condominium Ownership
A condominium is a form of property ownership where the homeowner owns an undivided percentage of the Common Elements such as the structure, lawns, landscaping and driveways, as well as a living Unit. The Unit consists of the space bounded by the undecorated interior surfaces, the decorating materials applied to these surfaces (such as paint, wallpaper and carpet), built-in and installed fixtures (such as cupboards, appliances, air conditioning equipment and utility systems) as well as the space occupied by any Common Elements within a Unit (such as structural components). Condominiums also have property known as Limited Common Elements which are owned by all homeowners, but whose use and maintenance is exclusively granted to a particular Unit owner. These Limited Common Elements, in part, consist of interior walls, windows and screens, ducts, plumbing and utility service lines, patios, exterior and garage doors and other Common Elements that are associated with a Unit that serve a single Unit.
All homeowners are automatically members of the Unit Owners Association and are required to pay a monthly maintenance fee to cover the cost of the operation of the association and maintenance of the Common Elements. The Association is governed by a Board of Directors who administer association operations as outlined by the Declarations of Condominium Ownership, By-laws, and Rules and Regulations. All homeowners are required to comply with the provisions of these documents. Some of the provisions of the governing documents include restrictions on the use and/or alteration of the buildings or other Common Elements and Limited Common Elements.
Congress Square I utilizes the services of a professional community association administrator and certified public accountant to provide day to day management services.
