Association Coverage

The Association master insurance policy covers the building structure and other common elements as defined in the Declarations, subject to the limitations and exclusions of the policy.  There specifically is no coverage for flood, earthquake, water and sewer back up, property and improvements below grade, such as in basements, mold, unit or personal property in the master policy. This policy provides coverage is as listed in Section 12 of the Declaration and generally excludes the Limited Common Elements, the Units and all personal property. Due to policy limitations and exclusions, there may be situations where certain losses are not covered by any insurance. In these instances, the costs will be borne by the individual unit owner.

For the most complete protection against loss, we recommend that your provide your insurance agent with a copy of the Insurance section of the Declarations so that the most appropriate coverage is provided for your home and posessions.

Unit Owner Coverage

The purchase of a Condominium Owners' policy (Form HO-6) to cover your personal property, additions and alterations to your unit, additional living expenses should your unit become damaged due to a loss and personal liability is essential. The basic rate for this policy is based on the value of your personal property and the contents of your unit.  You should also purchase extended coverage for building property, improvements in your home over basic grade materials used by builders in the 1970’s, specific exclusions in the master policy or for a loss assessment that could become necessary in the event of an uninsured loss.

The recorded Declaration of Condominium Ownership of the Association requires that individual unit owners are responsible for the restoration of all casualty losses that are sustained in a unit.

Water Backup Coverage

The sewer line serving your home is shared by up to 15 other homes before it reaches the main line. As most homes have no basements and many homes with basements are finished as additional living space, it is possible that a problem in the line that is initiated at another home may affect your home and waste water may back up into your home as it may be the lowest point in a group of homes served by a sewer line. An elevation difference of only a fraction of an inch can result in water infiltration into your unit to the exclusion of other homes. The residents of the unit where the water incident started may not, in some cases, notice that there is a problem.

As the declaration provides that unit owners are responsible for restoration of all casualty losses that are sustained in a unit, clean up after a plumber's visit or damage to furniture, carpet, imrovements over basic grade and materials applied over the concete block walls in the basements, other property below grade and the contents of your unit after a sewer backup or other calamity are not a common expense paid for by the Association.

Most policies for condominium owners specifically exclude any damage caused by water coming from a shared or public sewer system and exclude any property below grade such as in a basement. Owners should add a sewer and water backup coverage endorsement to their insurance policies.

Certificates of Insurance

Your lender may request evidence of insurance when your loan is sold or the servicer changes. Please mail or fax a copy of the request to us as we cannot take this information over the phone or by e-mail. Certificates are issued by the Association’s insurance carrier and at least 3 weeks should be allowed for delivery of updated insurance certificates.  Unit Owners have previously been mailed a copy of the insurance certificate and the existing document, which indicates that coverage is in force and covers a lender’s successor or assigns, may be provided to the lender while the new certificate is being delivered. 

Coverage for Dogs

Many insurance companies exclude coverage for the owners of dogs that are considered dangerous and all dogs of the pit bull (Staffordshire Terrier), Rottweiller, or Doberman Pinscher breeds.  These dog owners are required to obtain special insurance coverage under local and state law.  Failure to report the ownership of a restricted breed may result in cancellation or denial of coverage at the time of an otherwise covered loss.
